In 2006, the ratio of the average price of a house to the median income for census families was 3.3 in Kitchener. In other words, the average house cost 3.3 years of annual income for the median family. This ratio was 25 per cent lower than the national average (4.4) and 22 per cent lower than the provincial average (4.2). The ratio increased 26.1 per cent over the period 2000-2006.

In Kitchener in 2007, the rental vacancy rate of two bedroom apartments was 2.9 per cent, 16.0 per cent higher than the average for all CMAs (2.5 per cent). The rental vacancy rate is down 14.7 per cent from 3.4 per cent in 2006.
